Proposal for a $2.1 billion data center campus in Archbald, Pennsylvania

An unnamed developer is planning to invest $2.1 billion in building a massive data center campus in Archbald, Pennsylvania. The Wildcat Ridge AI Data Center Campus will be spread across 400 acres and will consist of 14 three-story data centers totaling 17.2 million sq ft. Each data center will be around 379,500 sq ft in size. The site, located near a PPL substation, will also have its own substation.

The proposed project, submitted by LaBella Associates on behalf of the developer, will require rezoning of the land for industrial use. Pine Line Inc., a partial property owner, will sell its share of the property to the developer. Archbald Ventures, associated with real estate company Trodale Developers, had previously planned a housing development on the site before shifting gears to a data center campus.

The council is expected to make a recommendation on the zoning amendment within three months, with a vote anticipated in the third or fourth quarter of 2025. The borough of Archbald, located in the northern part of Pennsylvania, currently has limited presence in the data center market, with only AWS and Loop Internet operating in the nearby Wilkes Barres area. This new development is expected to bring significant investment and infrastructure to the region.
